We developed and trademarked an entirely new property category 'Hybrid Properties™’, which can be scaled across the markets Sagax operates in. This philosophical shift to an ecosystem of tenants, informed everything from the facade concept, to sustainability approach (requiring BREEAM In-Use certification for all Hybrid properties) and the property management model.

When Sagax acquired the Kista Gymnasium property to convert it from a single-tenant school into a mixed-use commercial complex, we saw huge potential to create a brand and go-to-market communications in truly original way within the Swedish marketplace. Five core tenant categories were identified that could coexist beneficially which would generate more value for them and the surrounding neighbourhood, than other rivalling industrial properties.

We created and trademarked an entirely new property category 'Hybrid Properties™’ , which could be scaled across markets Sagax operated in. This philosophical shift to an ecosystem of tenants informed everything from the sustainability approach (requiring BREEAM In-Use certification for all Hybrid properties) to the property management model.

During the transformation of the development, we were also entrusted to design the exterior façades and signage programme.

A significant milestone that truly embodied the property concept was AB SAGAX signing
Exeger as a main tenant, which happened within months of the brand being launched.
